New Build Dwellings and Extensions
New Build Dwellings can be defined as dwelling houses and flats that have been purpose built, where there was no previous construction.
What if I am building an extension to an existing dwelling?
That will be classified as a New Build - the structure itself is new.
Note:
As stated on Page 2 Pre-Completion On-Site Testing has been deferred for New Build until 1 July 2004, from when approved Robust Standard Details will be applicable.
Robust Standard Details apply to separating walls and floors in New Build dwellings, what about other elements such as internal partitions and floors?
Robust Standard Details do not apply as Pre-Completion Testing is not required for internal partitions and floors. Systems used must either be as specified in Part E or could be, subject to approval by Local Authority Building Control, Proprietary Systems, which have been laboratory tested to meet the acoustic ratings specified in the regulation.
Guidance On Construction
This guidance is applicable to both New Build and Material Change of Use.
In practice constructions will only meet their performance specification where the appropriate level of care and attention is taken and good standards of workmanship employed. Where appropriate the advice of Local Authority Building Control should be sought prior to commencement to ensure that the chosen solution will be considered acceptable.
Things to note
- Back sockets with plasterboard, seal and insulate where possible, and do not position back to back.
- Consider the design and position of ducts and pipes within a cavity of floor/wall to avoid flanking noise transmission.
- For all separating elements the flanking conditions must be considered and careful detailing of junctions, abutments, etc is essential to ensure optimum performance.
- For systems where Parge is specified, Parge is a coating applied to block walls as a render coat. Its function is to aid acoustic performance by “sealing” the blocks and closing any gaps between the blocks not sealed by mortar when laid.
